PROJECT OVERVIEW

The Clayworks is a build to rent residential apartment scheme developed by Genr8 Developments in partnership with Stoke City Council as part of the wider £170M redevelopment of the heart of Stoke-on-Trent.

The Hannan residential team provided Stage 3 Building Services Design and specification together with construction supervision duties for the 11-storey apartment block, which provides 151 build to rent one and two bed apartments, providing much needed living space in a central location.

The residential development, which is now half let, also features co-working space, function rooms, cycle storage and a roof top terrace with BBQ facilities.

The name Clayworks is a nod to the city’s history of potteries production for centuries.

The overall masterplan will provide the crucial link between existing residential, shopping, cultural and heritage areas helping to bring the city together more coherently.

We worked alongside Cartwright Pickard Architects, Planit IE and Buro Happold on the design team and Willmott Dixon has been appointed as the main contractor.

PROJECT OVERVIEW

We are part of the team working to deliver Rochdale Riverside, one of several projects undertaken as part of Rochdale Council’s town centre masterplan. The scheme is part of a joint venture between Genr8 Developments and Kajima, in collaboration with Rochdale Development Agency and Rochdale council. The main contractor for the development is Willmott Dixon.

Completed in April 2020, the first phase of Rochdale Riverside includes a new 200,000 sq ft retail and leisure quarter where occupiers include Marks and Spencer,  H&M, JD Sorts, River Island, Next, New Look and Boots. The retail complex also features a six-screen Reel Cinema and Hollywood Bowl Puttstars. Submitted plans for phase 2 include two apartment blocks of nine storeys, a 147-bedroom hotel and 43,000 sq ft of offices.

Our engineers are providing building services engineering consultancy for the base build shell, core elements and landlord’s areas, including thermal modelling and Part L analysis for each of the buildings. We are also providing BREEAM Assessment duties for the project.

Hannan Associates have worked closely with other members of the design team to develop innovative, landmark buildings, with effective and efficient building services solutions to meet the needs for each particular building.
Due to the nature of the development and location of the site, our role has also involved extensive dialogue and negotiations with all utility providers in the area, to deal with the extensive major utility diversions that will be necessary on and around the site, as well as dealing with the new supply connection requirements.

PROJECT OVERVIEW

No. 2 New Bailey is the second new office building at Salford Central’s New Bailey development. This 188,500 sq ft office building is the first scheme designed by architects Alford Hall Monaghan Morris in Greater Manchester.

The 11-storey building includes CAT A open plan office across 10 floors, commercial unit space at ground floor, basement car parking, external roof terrace and a public square and is on target to achieve an A rated Energy Performance Certificate, a BREEAM Excellent rating along with a Wired Score rating of Platinum.

Hannan Associates provided Building Services Engineering Consultancy and BREEAM Assessment for the development.

Each floor is designed to be sub-divided into two separate tenancies, each area provided with a private external balcony. Simultaneous Variable Refrigerant Flow heating & cooling systems are provided to each tenancy, mechanical fresh air ventilation from roof mounted air handling plant incorporating heat recovery, which offers good flexibility and is easily adaptable to cope with sub-division and high occupant density.

The client’s design aspirations included exposed services with acoustic rafts to conceal the indoor VRF units and improve the acoustics of the open plan office space.

Eversheds Sutherland are taking approximately 50,000 sq ft across the part 8th, 9th and 10th floors with BLM LLP signed to occupy first to fourth floors .

The project is being backed by the English Cities Fund (tECF) – a joint venture between Muse, Legal and General and Homes England.

PROJECT OVERVIEW

In the wake of their 10 year anniversary, the head office of Peaks and Plains Housing Trust underwent a transformational fit out programme.

The award wining project, designed by BAND Architects, involved the refurbishment of  the trust’s Ropewalks building to reflect the changing needs of their business.

The new layout of the offices reflects the vibrant communities that Peaks & Plains work with across Cheshire, by creating a homely feel whilst bringing together its core operations into a single working environment.

Hannan Associates were appointed as MEP Design consultants on the project alongside BAND Architects, Abacus Cost Management, Brown and Bancroft Interiors, JMC Contractors and Kinnarps Workspace Solutions.

We provided the outline design of the MEP Services and carried out a technical checking role for the client, reviewing both the detailed design of the Contractor and also the site installation works.

Our team ensured that our client’s interests were protected and their objectives realised by ensuring that the full operational requirements & functionality of the office was understood at an early stage and all elements were included within the tender package submitted. Our team remained open minded  and focussed on helping to create a better office environment for the trust’s staff.

We subsequently worked with the contractors to oversee any value engineering proposals to ensure that the project was delivered to budget but at the same time only high quality alternatives were accepted to complete the project in line with the overall vision the client was hoping to achieve.

PROJECT OVERVIEW

We were appointed by Bristol Sport together with Capita Project Management and KKA Architects for the scheme to complete the redevelopment of the Ashton Gate Stadium.

The redevelopment involves the replacement of the South Stand, West Stand and the refurbishment of the existing East Stand increasing seating capacity to circa 26,500 seats. Construction for the development has been phased to allow continued usage of the stadium for football and rugby events during the construction. The stadium is designed as a flexible use for non-event day use including exhibitions and conferences and the concourses have enhanced finishes with LED lighting and signage internally and externally.

The planning conditions included a requirement for renewable energy production and the scheme includes bio diesel heating and a large photovoltaic array on the West stand roof.

We were appointed to provide MEP Design, Acoustics, IT, Sports Lighting & Fire Engineering Consultancy and BREEAM Assessment for the project.
