PROJECT OVERVIEW

Hannan Associates provided MEP performance duties for this new 633 space multi-storey car park designed by AHR Architects and built by Morgan Sindall Construction and Infrastructure. This is the second NCP car park at New Bailey.

The car park design includes LED Energy Efficient Lighting throughout and a lighting control system to ensure efficient use of lighting installation, for example providing daylight dimming and PIR operation. The payment facilities have been made more customer focused by removing the need for customers to visit a payment machine or kiosk.

There are six electric car charging points at ground level, ANPL cameras at entrance and general CCTV throughout all levels to ensure customer safety at all times.

Hannan Associates are very proud to be part of the team regenerating Salford Central, a £650 million scheme transforming the New Bailey and Chapel Street areas of Salford. The scheme is led by the English Cities Fund, a joint venture between Muse, Legal & General and Homes England in conjunction with Salford City Council.

The development area is situated at the interface between Manchester and Salford and is bordered by the main artery of the regenerated Chapel Street and the inner city ring road. When complete the development will provide 849 new homes, 2 million sq ft of offices, 90 hotel bedrooms, 261,000 sq ft retail & leisure and will expand the existing business district in this part of the city.

PROJECT OVERVIEW

As part of Phase 1 of the Stockport Exchange development we designed the MEP services for the new 1,000 space multi-storey car park at Stockport train station.

With more than double the spaces now available for the public, the car park has been designed for ease and safety. With staff on site 24:7, there are also 21 dedicated stairwell help points all linked to the NCP customer contact centre. There are three new pay on foot machines, as well as the opportunity to pay on exit to avoid queuing at peak times.

The new crisp and clean LED lighting throughout will cut down on energy consumption and light pollution. There are also five electric car charge points and a dedicated cycle hub with space for 50 cycles, entry cards, changing rooms and lockers for cyclists.

Stockport Council bought the Grand Central site earlier this year in order to create a gateway from the train station to the town centre. The development includes a high quality office quarter, an attractive public realm area, improved car parking for the station, a hotel, retail units and ease of access to the town centre.

It was short listed in the Best New Car Park category at the 2015 British Parking Awards.

PROJECT OVERVIEW

Our workspace team have recently completed the new 146,186 sq ft, 5 storey regional office building for BUPA at Media City, Salford. One of the biggest commercial property lettings in Greater Manchester for the last five years, the new building saw approximately 2,000 Bupa personnel relocate from two neighbouring buildings.

Part of Bupa’s drive for investing in ‘BUPA PLACE’ was to occupy a building which was more environmentally sustainable through efficient design, fit-out, location and approach to travel.

We provided MEP services consultancy duties for the project which included monitoring the CAT A installations and performance design and monitoring duties associated with the CAT B fit out. The building achieved a BREEAM Excellent rating.

We joined Shepherd Gilmour, Sheppard Robson, Colliers and Turner Townsend on the Client’s CAT B fit out team. Chapman Taylor provided architectural duties for the base building which was constructed by Morgan Sindall.

PROJECT OVERVIEW

We worked with Kier Property and AHR Architects, for the redevelopment of 40 Fountain Street in Manchester City Centre. The new Grade A office building has been renamed as 11 York Street, and is designed to target the commercial, professional and financial services office sector.

Works comprise the demolition of an existing five-storey office building, and the construction of a new 79,000 sq ft, eight-storey building which incorporates double height main entrance lobby, private business lounge, 2nr ground floor retail units finished to shell specification and basement car parking.

The building has been designed to achieve BREEAM ‘Excellent rating as measured under BREEAM 2011 New Construction criteria, also achieving an ‘A’ Rated EPC. The MEP services installations have been designed in accordance with BCO Recommendations to maximise the flexibility of the CAT A open plan office space and to facilitate the possible sub-division of the floor plates into two independent tenancy areas, on a floor-by-floor basis.

As Kier Property’s retained MEP Consultant, we reviewed construction information and visited site regularly to report quality of MEP services installations.

Quadrants Extension

One of the most recent projects at old Trafford was the Quadrants Development, which involved the infill of the North East and North West Quadrants, for which we provided Detailed Design Services.  This development provided additional spectator terracing of 7,000 extra seats and 2,300 extra places for corporate dining. The design was complicated by the myriad of existing buried services which needed to be diverted to accommodate the piling required for the structure.

Executive Boxes

We provided MEP Detailed Design Services for the East and West stand redevelopment at Old Trafford, which involved building behind and over the existing stands. This development provided additional spectator terracing of 16,000 extra seats. The design was complicated by the myriad of existing buried services which needed to be diverted or planned around to accommodate the piling required for the structure.  There were a number of buildings demolished and roads diverted.  No seats were lost during the development and early handover was achieved by working in partnership with the design and build contractors. The scheme included new executive boxes, new club offices, disabled facilities, new upper concourses terracing and roof installations.
