Ralli Quays Pioneering Design for Performance

Ralli Quays Pioneering Design for Performance

Hannan Associates are very proud to be part of Legal & General Investment Management’s team designing the Ralli Quays office and hotel scheme in Salford.

This project is one of only 13 office developments in the UK pioneering the Design for Performance initiative.

The UK’s approach to building design has typically been centred around design for compliance, which has led to a known energy performance gap between how buildings are designed to perform and how in reality they actually perform. As the construction sector comes under increasing pressure to improve its sustainability and meet legislative and developing standards, not least the 2050 ‘Net Zero’ Paris Agreement & intermediate targets, more effective solutions are required.

The Design for Performance initiative was devised by The Better Buildings Partnership alongside NABERS to help close this energy performance gap by providing the UK with an approach based on measurable performance outcomes rather than solely using design based criteria to assess a building’s impact.

“Design for Performance: A new approach to delivering energy efficient offices in the UK.” Better Buildings Partnership

As part of our package on this project we are utilising complex thermal modelling software to accurately simulate HVAC plant and control networks for each building in order to ascertain the predicted in use operational energy consumptions for a variety of on-axis and off-axis scenarios.

Thermal Model of Ralli Quays

This is vital in providing a building-integrated approach where the HVAC systems and building are assessed as a whole; allowing all gains/losses, heat transfer and thermal mass in the building to be accounted for alongside system performance and thus allowing us to address the performance gap created by the out of date methodology to design buildings for compliance.

We can accurately assess the results of simulations and check against the latest Energy Performance Targets based on the successful Australian NABERS approach. The output  for in use energy is also used to assess the building’s future proofing against the UKGBC Paris target emissions.

The Base Building Energy Rating (BBER) tool developed by Better Buildings Partnership (BBP) has been used to measure energy performance of landlord services in multi tenanted office buildings against a 7 star scale – the higher the star score the more efficient the energy performance of the landlord services. This will be used to predict the star rating of the Ralli Quays office.

We are very pleased to be working alongside EPR Architects, DPP One, Turner & Townsend, Walker Sime, Clancy Consulting, Colliers on this project.

If you would like to speak to us about Design for Performance and low carbon design, please give us a call or drop us an email.

Offices, in all forms, have been at the core of our business for over 30 years.

Our extensive experience in this sector along with continued training and research means that we can contribute in depth knowledge of a wide range of Building Services design solutions available for office environments and advice on cost in use. Our engineers  understand what our clients and end-users expect and need from the 21st Century workplace.

Hannan Associates take on Samarathon

Hannan Associates take on Samarathon

In July Hannan Associates took part in ‘Samarathon’, a virtual marathon run by Samaritans to raise vital funds and awareness for the charity.

As a team we ran, jogged and walked around 500 miles and raised over £2,000!

We would like to thank everyone who very generously donated money, especially during these exceptionally difficult times.

All funds raised go to Samaritans to help them cover the costs of calls and the training needed to help provide support to those that are struggling to cope.

Samarathon is a brilliant challenge that anyone can take part in, whenever and wherever you like, as a team or individual and whilst maintaining social distance.

Meet the Team Q&A: Juan Carlos

Name: Juan Carlos

Role: BIM Manager

How did you become a BIM Manager?

When I was a kid, I had always been interested in building services, at school, I was accepted in the computing program and I have been developing my skills since then. During the past 10 years after I came to this country, I was trained as a CAD technician which lead me to Building Modelling World.

What’s your favourite thing about your job?

Being part of the process of creating and managing information on a construction project across the project lifecycle is very interesting. Converting data into a built asset makes me proud. Also, working for a company whose products improve the lives of thousands and seeing the result of that and knowing that I played a part in the process is very rewarding for me.

Out of all the projects you’ve been involved with have you got a favourite and why?

I have worked on many important projects throughout my career and all projects have been a very exciting test to accomplish. But I especially enjoyed working on Vision Tameside, this project challenged my capability as a BIM technician and pushed me to the next level. It has significant importance for me due to its complexity.

How has the industry changed since you first started your career?

BIM has gradually grown from its origins in BM (Building Modelling) into BI (Building Information) with various combinations of model and data in between. A Building Information model can be viewed as a collection of information in the context of project information. Building Services Industry is now entering the phase where BIM is valued as a whole for the information it can contribute beyond design and construction, and there are clear use scenarios were BIM is a key part of the process.

What do you like to do when you’re not working?

Becoming a father has been a big step in my life and my kids make me happy. That is why I enjoy spending time with my them and my wife at the beach or the countryside. Sports and activities like football, swimming and cycling allow me to enjoy my free time with my family.

If you weren’t an engineer, what would you be?

I always liked sports in school, but I wasn’t good enough. I would probably be a mechanical engineer, this degree would help me to take my career to the next step.

2 Stockport Exchange Complete

2 Stockport Exchange Complete

The latest phase of development at the award winning Stockport Exchange is now complete. 2 Stockport Exchange is a six-storey, 61,500 sq ft, Grade A office soon to be home to global chemical company BASF, who will take 21,500 sq ft of the office building as their UK headquarters.

Hannan Associates provided Building Services Engineering & BREEAM consultancy for this project, the third phase of development work at Stockport Exchange.

2 Stockport Exchange incorporates environmentally friendly design features such as a green roof system, secure cycle store, showers and lockers facilities to encourage people to cycle to work and low energy LED lighting throughout. Features include the use of natural daylight and enhanced building fabric performance to minimise the building’s carbon emissions, creating a reduction in its indirect impact on climate change. The building has been designed to achieve a BREEAM ‘Excellent’ rating and an EPC ‘A’ rating.

We are proud to be part of Muse Development’s team for this development and witness first hand the transformation of this area over the last ten years to a high quality commercial quarter incorporating attractive public realm, a hotel, retail, improved car parking and better connectivity between the station and the rest of the town centre.

Muse Developments are Stockport Council’s development partner for Stockport Exchange, which forms part of the council’s wider £1bn town centre regeneration plan for Stockport.  Other members of the project team include Aedas ArchitectsRPS GroupGillespies, Buro Four, Curtins Consulting and main contractor GMI Construction Group.
